RD Land and Promotion formed as part of the natural evolution of Sam and Robbie's combined expertise in all things development. Combining nearly two decades of experience in the built environment, the team provides an independent and trustworthy service, helping homeowners achieve the true value of their land.

RD Land and Promotion provides a comprehensive service all the way from concept design to detailed planning permission. We take pride in our ability to identify the potential uplift in land value that can be achieved via the delivery of additional residential housing.
Our approach is based on a tried and tested formula of identifying potential sites and undertaking a thorough appraisal of risks before moving forward. We aim to provide certainty in the planning process and in securing developer interest from the outset, delivering comfort to our clients and the quickest route to land uplift.
How We Work
RD Land and Promotion work in partnership with landowners to simplify the planning process and maximise land and property values through four distinct stages.
First, both parties enter into a legal agreement to provide a framework for promoting the site through the planning process. This may include an initial payment to the landowner. RD Land and Promotion will also cover legal fees for both parties.
Next, a concept scheme(s) will be prepared and shared with a selection of local developers who have expressed an interest to work with RD Land and Promotion, and who have a successful track record in the local area. We may also look to have informal discussions with the Local Council to discuss the merits of the scheme.
Following on from this, detailed designs will be prepared and once all parties have approved the plans, the detailed planning application will be submitted. Typically, this will take 3 - 4 months to be determined, but some Councils are able to work to reach a decision more quickly.
Finally, once planning permission is granted, the site can be sold to a developer and the process concludes.
Meet the Team
Sam is the owner of RD Designs & Partners, and leads on all of the detailed drawings. Sam's experience with RD Designs is invaluable and has a track record of delivering high-quality developments in often complex scenarios. Sam's extensive knowledge on local planning authorities' (LPA) requirements continues to add successful projects to RD Designs' already rich portfolio.
Robbie's background as a planner has seen him secure planning permission across the full range of residential applications, from extensions all the way to major developments. Robbie is able to navigate his way through the planning process and will take the lead in managing all planning applications, working with the Council and landowners to achieve the grant of planning permission.
